What the job includes

  • Visual inspection. We check the usual trouble spots: basements, crawl spaces, attics, bathrooms, laundry areas, and behind appliances. We look for growth, past water marks, and materials that stay damp.
  • Moisture mapping. Pin and pinless moisture meters on walls, floors, and framing. A thermal camera to spot cold, wet areas behind surfaces. This finds the water that feeds mold, which is the part that actually matters.
  • Air and surface sampling. Air samples inside and one outside as a baseline. Surface swabs or tape lifts on any growth we find. Samples go to an accredited lab.
  • Written report. Lab results in plain language, photos, where the moisture is, and what we would do about it. If you hire someone else for the removal, the report still stands on its own.

When you need a mold test, and when you do not

You probably do not need a test if there is an obvious patch of mold and a known cause, like a pipe that leaked. In that case a test mostly confirms what your eyes already tell you, and the money is better spent on removal.

A test is worth it when there is a musty smell but nothing visible, when mold might be hidden in a wall, ceiling, or duct, when you are buying or selling and want documentation, when there is a disagreement with a landlord, tenant, or insurer, or when you want a clearance check after remediation.

What lab results actually tell you

A lab report gives you spore counts by type, for the indoor samples and the outdoor baseline. Read together, they answer one question: is the inside of this house worse than the outside, and by how much?

They also flag water-damage indicator molds, the types that only show up when something has been wet for a while. Those tell you the problem is active, not old and dried out.

What a report does not do is give you a health diagnosis or a single safe number that applies to everyone. Sensitivity varies. We read the results with you and focus on what to fix.

Independent clearance testing after remediation

If we do the removal, we still recommend the clearance test be done by a separate party. It is a small cost and it removes the obvious conflict of interest. The test compares the cleaned space to outdoor air and to normal ranges. If it passes, you have proof. If it does not, the containment goes back up and we keep working at no extra charge.

Are DIY mold test kits any good?

How long do lab results take?
